That is why we place emphasis on these values. We see a Tenancy Agreement like a partnership between the Tenant (You), the Home Owner (the Landlord) and the Managing Agent (Us). We actively encourage all parties to meet their responsibilities so that we can establish long and happy relationships. We recognise that this can only happen when we all work in co-operation with each other.
In order to do this; our values are:
Ensure that the properties we take onto our books meet Legislative Requirements. We work under the principal that if we have respect for the standard of accommodation we offer and the properties we manage our Tenants will do the same.
We all want value for money whether we are students or millionaires. We aim to provide you, as a Tenant, the best accommodation and location for your budget. We aim to match the right property to the right Tenant. We will not increase the letting price of a property because you can afford to pay more. We aim to provide you with quality accommodation at the right market price.
We recognise that as a Tenant you value the return of your deposit. All deposits taken by us are paid into a separate holding account. This means that your deposit will not be used to fund other projects.
If you have respected the property and there is no damage, save normal wear and tear, you can be assured that your full deposit will be returned.
You will be advised of any damages and the cost. You will also be provided with copies of receipts for any work undertaken as well as the balance of your deposit.
If you are unsure what you are likely to be billed for you can arrange for your Property Manager to do an inspection prior top your Final Inspection at the end of your Tenancy. They will be able to advise any remedial action required to put right any damage.
At Abacus we believe that everyone should be treated with respect. This is irrespective of personal circumstances, creed, sex, religion, disability etc. You can be assured that whatever your background our staff will treat you with respect.
We value good relations with all our contacts and recognise that giving respect is the 1 st step towards maintaining healthy relationships.
All our properties comply with current legislation. This includes the provision of Smoke and Carbon Monoxide Detectors if required. Annual Safety Checks are also carried out within the property. We also actively encourage the provision of additional Fire Safety Equipment, such as Fire Blankets and Fire Extinguishers if required.
We hope that during your Tenancy the need for maintenance is kept to a minimum. However, there are occasions when this is unavoidable. We aim to have all maintenance done with the minimum of disruption to the Tenant. We also recognised that any maintenance needs to be done within a reasonable timescale. We recognise that maintenance is important and well maintained properties offer a better standard of living for Tenants.
