Let Abacus take the hassle out of letting your property.
Our Full Management Package includes the Tenancy Finding, Tenancy Set Up, and Tenancy Management Services as detailed below. We will also deal with the Tenancy Termination, which is a complex and ever changing legal process.
With our Full Management Service you, as the Landlord, can just handover your keys, stick your feet up, and we shall deal with everything.
We will transfer the balance of your rent into your nominated account on a monthly basis by Bank Transfer. We also provide monthly statements and have a clear invoicing system so that you know exactly what you have been billed for.
You will be allocated a dedicated Property Manager who will be the 1 st point of contact for you and your tenant.

Abacus Property is currently offering a Partial Tenancy Management Package that can be taken up with the Tenancy Set Up and Tenant Finding Services. This would suit Landlords who still wish to manage their property themselves but are unsure of the legal process. With Partial Property Management, Abacus Property will take care of the following:
- Independent Deposit Holding Service
- Collection of Rent & Transfer of Balance
- Preparation & Distribution of Rent Statements
Deduction of Bills from Rent - Reminder of Legal Certification Renewal
- Advising Changes in Law Affecting Your Tenancies
Additionally you can take advantage of using our cost effective Property Maintenance Services. We will deduct the cost from the next rent for the required property.
Tenant Finding Service
Our Tenant Finding Service includes giving advice on how best to market your property and prepare it for letting. Additionally we will:
- Prepare Legal Certification;
- Advertising Property;
- Conducting Viewings;
- Liase with Prospective Tenants;
- Vet Prospective Tenants;
- Liase with Landlord;
Once suitable Tenants have been found we will pass their details on to the Landlord. Alternatively we can set up the Tenancy in accordance with current Legislation.
Tenancy Set Up
Once the right Tenant for your property has been found we will issue the correct paperwork within the appropriate timescale. We shall compile your Tenancy Agreement and ensure that it is signed and witnessed.
We recognise the importance of ensuring that all legal requirements are met to ensure that the Tenancy is set up correctly. Failure to do this correctly can invalidate your Short Assured Tenancy.
It is essential the Tenancy Set Up is done correctly to avoid financial loss and ensure repossession of your property.
This service is available for our clients that use our Tenant Finding Service and other Landlords who have already found their Tenant and want to ensure their Tenancy is set up correctly. The service covers:
- Issue of Legal Notices;
- Drawing Up of Tenancy Agreement;
- Drafting & Signature of Inventory;
- Notify Utilities of New Tenant;
- Notify Local Authority f New Tenant;
- Collection of Deposit;
- Collection of 1 st Months Rent;
- Key & Property Handover.
Tenancy Management
Abacus Property is happy to take on the Management of a Tenancy at any stage. This could be at the beginning or once it has started. It can be ongoing or for a fixed period of 6 months whilst you are away.
Our Tenancy Management Service covers the day to day management of the Tenancy and includes:
- Rent Collection;
- Property Inspections;
- Arrangement of Maintenance;
- Dealing with Tenant Enquiries;
- Dealing with Neighbours;
- Arrangement of Legal Notices.
Most Tenancies, if managed correctly, should be relatively trouble free. However, Abacus Property has a wealth of experience and there is no situation that Abacus Property cannot manage.
We offer a professional and objective service and will ensure that you, as a Landlord, meet your legal obligations to your Tenants.
Tenancy Termination
Some Landlords have difficulty managing this aspect of their Tenancy. Two main reasons for this is the complex legislation that surrounds Terminating a Tenancy and difficulty in dealing with deductions from the Security Deposit.
Abacus Property are happy to take on the task of Terminating a Tenancy and handling the return of the Security Deposit irrespective of having managed the Tenancy.
Additional fees may be due if the Termination of the Tenancy requires court action. See Terms & Conditions of this service.
Property Maintenance
We have a list of approved contractors that we employ to deal with all aspects of property maintenance.
Our Property Maintenance Service is available to all.
We currently offer Property Maintenance Services to our Landlords on a Full Management Package at cost price.

DISCOUNTS:
Abacus Property will only charge Set Up fees the first time a property is let with us. There will be no resigning fees due, only the management fee.
Discounted rates can be negotiated for Landlords with multiple properties managed with Abacus Property.
